Tax records may be worth a look.
In my family, land was finally let go for taxes in the 1990's. No probate,
no administration, no deed of sale. I have never checked to see if the
state of AZ ever reclaimed the land in the deed records.
The land was purchased by my two maiden aunts. The plan was to retire and
move there. This never happened. Then one died and her estate was never
probated. Years later, it would have cost more than the land was worth for
the survivor to get clear title, so the surviving aunt just stopped paying
the taxes.
