To those who have been working with South Carolina plat maps. Thanks
for your replies. It is nice to know that I am not alone with this
problem.

Margaret and Lee,

Thanks for your comments.

Jan,

The whole point of my example is to show that just because you know the
length and direction of all three lines, you DON'T know the order. Each
example has the same lines but a different order and if you enter the
two examples into Deed Mapper you'll see that you don't get the same
plot.

No, I don't have a copy of the deed. If I did, I might know the order
in which the sides were recorded and then I wouldn't have a problem.

Jim,

If you only had a plot with just the lengths, you can't enter it into
Deed Mapper. However, in your examples, you provided the lengths and
their directions, so you DO know the order. If you had a scaled drawing
without angles but "North" (or any other direction) was shown, you
should be able to enter the description into Deed Mapper.

You could record the property description either "clockwise" or
"counterclockwise" and as long as it describes a closed area ("closes")
and doesn't cross itself, you know it is valid. The last leg of a
property description often contains the words "and to the place of
beginning" which guarantees it "closes" to form an enclosed area.

Do you have a description of your problem deed?

I am working with plat maps for Greenville Co., SC. The plat maps shows
the lengths of the sides of a piece of property and the direction of the
side, but the plat does not show which way is north. The top of the map
is not north. When I am entering the description of the property should
I go clockwise or counter clockwise.

Please check out the following two samples:

1.
!
! Abstracting info.
! Metes and bounds. "Beginning at..."
Pt
Ln W; 90C;
Pt
Ln N30E; 90C;
Pt
Ln S30E; 90C;
End

! Metes and bounds. "Beginning at..."
Pt
Ln W; 90C;
Pt
Ln S30E; 90C;
Pt
Ln N30E; 90C;
end

Each sample will produce a triangle with three equal sides, but one will
point up and the other will point down. The only difference is whether
I recorded the data clockwise or counter clockwise. In some cases I can
tell which is correct based on the flow of streams shown on the maps,
but in many cases I can not.

When trying to matches property together it makes a big difference.

Thanks for any help and/or suggestions.
