As written, the first is nonsensical. Directions begin with a north or
south, then some number of degrees, then an east or west. That's the common
form. Degrees, minutes, and seconds are separated by slashes in DeedMapper,
so

N11/31E; 35.4p;
or
S11/31E; 35.4p;

If you don't have a North or South to start things off, something's missing
from the deed.

I've never seen "laterally". Maybe if you provide some more context someone
can figure out what's being said. Also, what is the location and time
period of these deeds?
