I used your data.  If I "Display Lines" and don't "Display Corners" all six distances do show but when I have both "Display Lines" and "Display Corners" turned on the East and West lines descriptions disappear.
 
I am guessing, but I'll bet this occurs when Steve attempts to keep some of the information from being displayed on top of other information.
 
Maybe Steve will offer a solution.

Perhaps I'm expecting something not there ---------

Step by step ------

When I go to Plot View all four sides show with the points for the corners and the creek crossings -- I click on Display Corners, all text comes up, corners and Creek Crossings ---- I click on Display Lines, the four distances on the sides come up, but not the top and bottom -- I click on Display Area and the 545.5 A shows.

If I turn off the Display Corners, then all distances are shown.

Maybe it is because I used the intermediate points at the Creek Crossings. Will re-run it without them. But too late tonight.
