I have two deeds.  The first is a Texas Land Grant for 164 acres the other is for 2.3 acres to be taken from the first deed.
 
Deed One:

Pt A
Ln N60E; 950V;
Pt B
Ln N30W; 950V;
Pt C
Ln S60W; 950V;
Pt D
Ln S30E; 950V;
Deed Two:

Pt 1
Ln N60E; 257V;
Pt 2
Ln N30W; 130V;
Pt 3
Ln N60E; 100V;
Pt 4
Ln S30E; 130V;
Pt 5
Ln S60W; 100V;
Pt A and Pt 1 are the same point.  Pt 1 and the first line of the second deed are used to locate the second area within the first.
 
If I display the area of the second deed it shows 0.23 acres.  If I add an ! in front of Pt 1 and the first line of the second deed the displayed area is 2.3 acres.
 
I understand that the ! makes the first two lines of the second deed change them to comments.  I don't understand why the area changes.  2.3 acres is the correct value for the land being transfered in the second deed.
 
Why does the area displayed change when the amount of land enclosed is the same?
