Keep in mind also that business was frequently done on a handshake,
especially among family, friends and good neighbors and the paperwork might
be done when someone got around to it.
The property was sold/transferred in some manner in 1828. There may have
been an unsigned deed or no deed at all, perhaps a handshake or bill of
sale. The 1830 date is when the deed was signed by the seller. Witnesses are
only witnessing the signature of the seller on a given date. Whether the
deed was written and unsigned in 1828 or written in 1830 and backdated is
unknown, but the seller signed in 1830.
As Sharon said, there may have been any number of reasons for the deed not
getting to the courthouse in a timely manner. However, what I have
"frequently" found is that the buyer/current owner wanted to sell the
property and there was no deed filed to prove he owned it! So in 1837, he
wanted to sell/transfer the property and had to file the 1828/1830 deed.
...Or, he may have died and the family wanted to dispose of the property and
they had to file the deed in order to do so. Something was probably going on
in 1837, check the next few deeds in the deed book and see if the property
wasn't immediately sold or transferred.

| deed was written and recorded. Keep in mind that people had to travel to
| their county seat to notify them of births, deaths, property sales etc.

| time or when they had other business to take care of. Sometimes one
