Well folks, here is my best first attempt at the second 1600's document
found in a garage in suburban Melbourne, Australia by my brother-in-law:-

1st Sept 1685

BEE IT knowne that --------- (?) Dame Sarah SPRING widdow relict of Sir
William SPRING late of Pakenham in the County of Suffolk BaronÂ’t died in
?suance (?) of the trust reposed in her by the said Sir William SPRING in
and by the last will ----- (?) bearing the date the sixth day of October
Anno (?) Lord One Thousand six hundred and eighty ------- (?) at and by the
direction of Dame Anne ROBINSON widdow sold and conveyed to William
WILLIAMS of the Citty of Qbesum- (?) in the County of Midx Esquire And John
COATES of Clements Greene in the said County of Midx ---- And Ralph GRANGE
of the Guner (?) Temple S----- ----- and their ------ All that the ---
Mannor of ----field Hall with the appended Commons (?) other ------- in the
County of Suffolk. And whe------- ---------- presentation and right of
Pakenham of the Parish Church of Cockfield in the said County of Suffolk
---- ---- ---- Mannor aforesaid ---- do to supposed bee Comprehended ----
general Conveyance of the Mannor aforesaid ---- ----ngon ----- of
P--------- and ----- ----- (crease in document) ----- nor is intended to be
Conveyed or passed by any General words in the said Conveyance or
otherwise. IT IS therefore ?declared and agreed by and between the said
William WILLIAMS, John COATES and Ralph GRAINGE and the said Dame Sarah
SPRING with the pribity (?) and consent of the said Dame Anne ROBINSON that
in case Sir Thomas SPRING (now an infant) sonne and heire of the said Sir
William SPRING or any other right heire of the said Sir William SPRING soe
soone as by the attainment of the age of One and Twenty yeares or otherwise
the ------ they shall be capable soe to doe shall be good assurance in the
Law as the Councell Learned in the Law of the said William WILLIAMS, John
COATES and Ralph GRAINGE shall reasonably ----ise well and sussinently (?)
at the request ----- and Charges in the law of the said William WILLIAMS,
John COATES and Ralph GRAINGE their heires or assigns convey assure and
confirme unto the said William WILLIAMS, John COATES and Ralph GRAINGE and
their heires To the use of the said William WILLIAMS, John COATES and Ralph
GRAINGE and their heires the said Mannor of Cockfield and all and every the
Mannors lands tenements and hereditainments which in and by one
Gno-------(?) Tripartite bearing --- date herewith made or mentioned to be
made between the said Dame Sarah SPRING of the first part, the said Dame
Anne ROBINSON relict of Sir Lumley ROBINSON Baronet deceased of the second
part and the said William WILLIAMS, John COATES and Ralph GRAINGE of the
third part are bargained and sold or mentioned to be bargained and sold by
the said Dame Sarah SPRING to the said William WILLIAMS, John COATES and
Ralph GRAINGE and their heires The said Avowson and right of Patronage and
presentation onely------- That then and thereupon the said William
WILLIAMS, John COATES and Ralph GRAINGE their heires and assigns shall and
will at the request to do and Charged in the law of the said Sir Thomas
SPRING or any other the heir of the said Sir William SPRING well and
sufficiently Convey and assure the said Avowson right of Patronage and
Presentation of the Church aforesaid unto the said Sir Thomas SPRING or any
other the heires of the said Sir William SPRING--- and their heires.
Discharged of all encumbrancesÂ’ done or willingly suffered by them the said
William WILLIAMS, John COATES and Ralph GRAINGE any or either of them in
any wise And in the meanetime shall the said Sir Thomas SPRING or some
other heire of the said Sir William SPRING shall assign (?) his or their
dues (?) of One and Twenty years Shall and will hold the said Avowson ----
for the said Sir Thomas SPRING his heirs or Assigns or forsuch of -------
as shall be their --- Law to the said Sir William SPRING and his heires to
be disposed of as fit (?) or they shall appoint. IN WITNESSE whereof the
said Dame Anne ROBINSON, William WILLIAMS, John COATES and Ralph GRAINGE
have hereto sett their hands and sealed this first day of September in the
first yeare of the reign of our Sovereign Lord James the ------- of
England, Scotland France (?) and Ireland, King Defender of the Faith. And
in the grace of our Lord Christ One Thousand six hundres and Eighty and
five.
